An Alarming Amount Of Airbnb Hosts Are ‘Not Adequately Insured’

Thousands of Airbnb hosts across Ireland may potentially be leaving themselves financially exposed by not declaring their rental activities to insurers.

Ireland currently has somewhere in the region of 22,000 host properties covering virtually the length and breadth of the country. In 2017 alone 800,000 people rented rooms through the platform. A large portion of the bookings are for entire home listings meaning that the host is not present in the property for the duration of the stay. A quick look at Airbnb’s stats for the Irish market shows that 88% of hosts share their property. want to make everyone aware that standard home insurance policies DO NOT cover Airbnb hosting activities. This means that thousands of Irish hosts may not be covered in the event of a claim and could take a significant financial hit as a result. Deirdre McCarthy, home insurance expert with emphasises the fact that Airbnb hosts always need to declare their rental activities to insurers.

It has been brought to our attention by several insurers that there seems to be a lack of awareness amongst Airbnb hosts of their obligation to make the necessary amendments to their home insurance policy to reflect their sharing economy activity. Unfortunately homeowners have seen claims denied in recent years because they did not do this.

Ms McCarthy went on to add that in the event of a claim; insurers will be fully within their rights and most likely will deny applications based on non-disclosure of the hosting activities within the property. Such activities would be classified as an additional risk by insurers – which is understandable considering 47% of hosts rent out their entire properties, which means they have to vacate the home for the duration of the visitors stay.

While not all insurers will cover this additional risk, an arrangement with some companies has been reached to make Airbnb hosting an add on to a policy. “This additional cost is by no means prohibitive but the most important thing is to disclose it to us so that we can advise of the correct policy”.
